ZONING BOARD OF APPEALS
MINUTES
November 16, 2010
Present: Wayne Chapple, William Percival, Kelly Rome, Suzanne Yucha, and Ann Crimmins
Chairman Wayne Chapple convened the meeting at 7:32 p.m. and secretary W. Percival read the Legal Notice. The Legal Notice was published on November 5, 2010 and November 12, 2010 in the Connecticut Section of the Hartford Courant.
REGULAR MINUTES
ON A MOTION by A. Crimmins, seconded by K. Rome, the Board voted (4-0-1) to approve the minutes of the regular meeting of October 19, 2010 as presented. S. Yucha abstained.
Chairman Chapple explained the procedure of the meeting and noted to those in attendance that decisions would generally be mailed to the applicant within 10 days. Approval, when granted, shall be null and void if not filed within 90 days of the approval date.
PUBLIC HEARING
The hearing on the appeal by Richard McDermott, seeking a variance to front yard requirements, Section 5.1 of the Zoning Regulations to allow construction of a garage for property located at 7 Kearns Drive, opened at 7:34 p.m.
Richard McDermott appeared to explain his application. He would like to build a two-car garage in front of an existing one-car garage. He pointed out wetlands in the side yard and a slope of the land there too. He showed the location of the well and septic system. He also noted other houses in the neighborhood have added garages to the front of the house. He stated a 10-foot variance is necessary. When asked what the plans were for the existing one-car garage, Mr. McDermott stated that for now it would be used for storage and eventually it will be made into living space.
Public comment: Howard Berg, 241 North Granby Road, voiced no objection to Mr. McDermott’s plans.
The public hearing closed at 7:43 p.m.
ON A MOTION by K. Rome, seconded by A. Crimmins, the Board voted unanimously (5-0-0) to approve a variance to front yard requirements, Section 5.1 of the Zoning Regulations for Richard McDermott, 7 Kearns Drive, as follows:
a front yard variance of 10-feet is granted to allow for the construction of a garage, as outlined in the subject file. The hardship noted is the location of the well, septic system, and the wetlands in the side yard.
The meeting adjourned at 7:47 p.m.
